Transparent and Responsible in Management and Practice

We believe that a transparent approach to real estate investing minimizes unpredictability and strengthens partnerships. The Baceline team is active and accountable for each property.

PRINCIPALS

David C. Puchi

Managing Partner, Capital Development & Leasing

Mr. Puchi created Highline Group LLC, a property management entity previously affiliated with the Baceline, in 1994, after serving as a real estate asset manager for a privately held real estate investment firm. Baceline and its predecessor entities have developed an impressive track record of owning and managing a wide array of commercial properties. Mr. Puchi is currently the managing partner overseeing capital development and leasing strategy.

Mr. Puchi graduated with honors from the University of Denver, with both Bachelor of Arts and Law degrees. He practiced law for five years in Denver, Colorado and specialized in corporate mergers and acquisitions and real estate law. This experience included representing local, as well as national real estate companies and lenders. His background as a transactional real estate attorney was well suited for entering the real estate industry as a principal. He has held positions at Holme Roberts & Owen, a Denver-based law firm; Colorado National Bankshares, Inc., one of Colorado's bank holding companies; and Blackfox Real Estate Group LLC, an entrepreneurial real estate firm. He has been involved in closing over $700 million in real estate transactions. This experience spans every facet of the real estate industry, including the creation of investment entities, leading purchase and sale transactions, negotiating various forms of documentation related to real estate ownership, negotiating loan documents, managing the day-to-day operations of commercial properties, raising capital for real estate ownership entities and developing leasing plans for the revitalization of the firm's properties.

In his role as a managing partner of the firm, Mr. Puchi has been instrumental in raising approximately $75 million for its No Debt Real Estate Investment Funds. He has also raised over $50 million for Baceline's Distressed Real Estate and Debt Opportunities Fund, Value Fund and various single asset acquisitions that the firm or its affiliates have originated. Mr. Puchi has developed a national network of capital sources and continues to cultivate these sources for new projects that Baceline undertakes. He is also involved with Baceline's leasing strategy development as Mr. Puchi has been in the forefront of creating leasing plans that have led to the success of the firm in revitalizing its properties since 1998.

This program has allowed the Sponsor and its affiliates to be successful in the acquisition of under-valued assets in dynamic markets. Mr. Arnold also plays an active roll in the management of the Sponsor's real estate portfolio. This active management style has created value and reaped positive results for the Sponsor, Fund I, Fund II, Fund III and their affiliates and investors.

Mr. Arnold has been responsible for sourcing and directing the acquisition and disposition of over $175 million of retail and industrial assets in more than ten different markets. Prior to the formation of the Sponsor, the Highline Entities concentrated on retail value-add opportunities in Colorado. Mr. Arnold was responsible for sourcing and acquiring the properties, engineering the strategy to enhance value and ultimately selling of the properties. Capitalizing on this experience has enabled Mr. Arnold to execute Baceline's unique strategy in additional Midwestern and Southwest markets with the assistance of our Local Partners. In addition to breaking into new markets, Mr. Arnold has also been responsible for leading our Local Partners in creating the networks of buying and selling relationships in these markets that enable Baceline to execute its operational goals. Recently, Mr. Arnold has focused his team on sourcing and acquiring lender-owned properties in Baceline's target markets. This includes cultivating relationships with national and regional banks and CMBS special services.

Mr. Arnold graduated with business and law degrees from the University of Denver. He practiced law in the real estate and litigation areas prior to joining the Sponsor. He also held a position as an enforcement attorney for the Securities and Exchange Commission. This experience adds further depth and vision to the Sponsor's business plan.

Mr. Zoellner's next position was Director of Corporate Development for a multi-industry holding company. He was responsible for acquisitions, budgeting and strategic planning for all business units.

In 1988, Mr. Zoellner founded BACE Industries, LLC. He later co-founded a related company, BACE Capital Partners, LLC. These entities have successfully developed national companies in different service industries by acquiring and integrating numerous small, local industry leaders. Mr. Zoellner worked with each industry group in the areas of strategic planning, systems and controls, budgeting, facilities planning, analysis, financial reporting, internal auditing, cash management, human resources, training and general infrastructure development. The end result was fully integrated national industry leaders with unique systems and service offerings relative to the typical small, local competitors.

Mr. Zoellner is focused on many of these same areas with Baceline Investments, LLC- financial analysis of potential acquisitions and of existing properties, systems and controls, investor and management reporting, budgeting, cash management, infrastructure development, training, human resource development, and internal auditing of processes and performance.
