We target necessity-based neighborhood shopping centers in America’s Heartland. We define The Heartland as the Rocky Mountain Region, Southwest and Midwestern states and invest in these areas because they tend to have strong & consistent population growth, offer less competition from large institutional investment firms and offer the most potential for unlocking value.
The retail centers we seek out in our investment area are Class B or higher properties found in secondary and tertiary markets, with businesses that are primarily internet and recession resistant. This strategy has proven successful for Baceline over the years and continues to add value to their communities.
With an extensive network of sources, our acquisitions team conducts rigorous financial, market, and physical due diligence to ensure the purchase of any property is designed to create value for our stakeholders. Our strategy includes a deep knowledge of tenant markets, a detailed process, and a defined, strategic plan for each asset and its community. Coupling our due diligence process with our unique property characteristics allows us to find quality investment opportunities.
Our leasing team works with a diverse and stable base of tenants that have national, regional, and local footprints. In addition to large tenants, we value working with small and local businesses that aim to have a positive impact on the property and community.
