Regional Property Manager, Denver, CO

Regional Property Manager, Denver, CO                            

Full Time                            

In collaboration with the property management, leasing, construction management and property acquisitions teams, this role will be responsible for the profitable management and operation of multiple neighborhood retail shopping centers located in multiple cities in the US. Key responsibilities include:

 

  • Maintain a positive work atmosphere by acting and communicating in a manner suitable for interaction with customers, clients, co-workers and management.
  • Assist in the development of any business plans required by ownership or their lenders.
  • Manage, travel to and inspect out of state properties to determine efficiency and effectiveness of building personnel and programs. Ensure operations are in full compliance with the management agreement, and with all federal, state, and local laws.
  • Advise upper management and ownership of significant property operating events or issues.
  • Assist with the acquisition, start-up and disposition of properties.
  • Develop specifications for contracts and capital items, bid and analyze bids from vendors. Assist with capital improvement projects as assigned.
  • Exhibit a thorough understanding of leases ensuring compliance.
  • Ensure property rules and regulations are honored by all tenants (including managing Certificates of Insurance).
  • Recruit, select, train and manage personnel who are responsible for assisting with local operations. Apply an understanding of best practices to hire, train and supervise direct hires.
  • Prepare and conduct performance reviews and make salary recommendations for all direct reports.
  • Provide leadership and team support; will manage one or more direct reports in Colorado and one or more Building Managers / Portfolio Service Managers at out of state properties.
  • Ability to plan, manage and carry out a variety of projects to meet overall property goals.
  • Ability to write, summarize and present data in clear and concise management reports.

 

Service Provider Relationships

  • Manage, write & approve contracts with service providers. Keep on-going contracts up to date.
  • Conduct competitive and ethical bidding procedures for building services to ensure quality and competitive pricing.
  • Develop relationships with service providers.
  • Understand and coordinate building and building systems inspections. Ensure that building is in compliance with all governmental regulations.

Tenant Relations

  • Ability to build tenant loyalty through effective communication, quick response and follow through, and as well as excellent customer service.
  • Conduct annual tenant surveys and implement necessary changes generated from survey results.

Financial

  • Develop, generate and present operating budgets to internal partnership. Monitor and manage operating expenses for property portfolio.
  • Approve invoices for payment.
  • Understand and report income/expense variances monthly.
  • Review CAM Estimate and CAM Reconciliation letters for accuracy.
  • Review lease input into YARDI and activate; update as needed.
  • A solid understanding of and ability to create complex, multi-tenant, triple net reconciliations, gross-ups, and estimates.

Successful candidates will have:

  • Bachelor’s degree and minimum 5 years of experience in commercial property management, or equivalent combination of education and experience.
  • Knowledge of YARDI a must along with proficiency with Microsoft Word, Outlook and Excel.
  • Ability to work under pressure while maintaining excellent quality standards.
  • Proven abilities to manage various types of properties in multiple locations along with management of administrative staff.
  • Demonstrable experience successfully creating and enhancing value at all phases of a property’s life cycle.
  • Strong communication skills.
  • Must reside in the state of Colorado.
  • Must have the ability to travel to properties as needed.
